Home Staging Tips

As a professional Home Staging Consultant, I am often asked for home staging advice. I love to help anyone who is going through the stressful process of selling his or her home. Teaching people about the many benefits of home staging is the easy part. It is obvious that a well staged property will sell faster and for more money than a "lived in" looking house. However, many people do not realize how easy home staging can be and how little money they will have to invest in order to make some really huge changes in the appeal of their home!

Homeowners can be confused by all the activities that need to be accomplished in order to sell their home for maximized profit. They feel overwhelmed and don't know where to start, which leads them to feeling that staging is an optional service that they can do without. Well, eight months later when they have still not sold their house and they have reduced the asking price a couple of times, they begin to see the error of their ways.

Other homeowners want to stage but feel they can't afford it. This is understandable as some staging companies DO charge quite a bit to do a good job. Finding balance is key in all things. This is a very applicable law in home staging, as well. You need to use staging techniques to optimize the value and saleability of your home, but you also need to do it on a budget and while living in the home with your family and pets until it sells. This can be accomplished, but it takes some work on the part of the homeowners.

First off, it is so important to have a Game Plan and complete the process before listing the house for sale.  This is the best way to get the most bang for your buck and really take advantage of maximizing the profit from your home sale.  Second, you need to realize that you might have to spend some money to get the job done right. Remember you can hire a Home Staging Consultant (me) and do most of the work yourselves. This is a great way to save money, when compared to full-service staging companies that do everything for you. Last, it is always crucial to find the right stager for your needs. When you hire me as your Home Staging Consultant, you are paying me to get you results. I don't want to let you down. It is important that we work TOGETHER to make sure all the best techniques are used and we must do everything possible to provide a positive result.

As your Home Staging Consultant, I will educate you on these staging secrets:

10 STEPS TO STAGE A ROOM

Staging a room can be broken down into simple, easy steps.  These steps should be used in every room in the house.  These steps work!
  1. Stand in the doorway to evaluate the room (buyers stand there).
  2. Pick the staging point (purpose = focal point).
  3. Make a plan.
  4. De-accessorize.
  5. Divide accessories into two piles; one to keep and one to give up.
  6. Decide what furniture to remove.
  7. Decide what furniture stays.
  8. Arrange the furniture that stays.
  9. Re-accessorize.
  10. Tweak.
STAGING FORMULA

There is a formula to staging.  It's called the "3P--2F Formula":  plantings, paint, pictures, fixtures and furnishings.  These will be what a potential buyer sees, in this order.

STAGING PRIORITIES

Staging starts at the street.  From there the entryway is the first impression on the inside.  Next in priority are the areas of the house that are most important to the buyer.
  1. Curb appeal
  2. Entryway
  3. Kitchen
  4. Master Bedroom and Bath
  5. Living Areas
  6. Other Bedrooms
  7. Backyard

You should pay attention to every detail of the home, but if budget is a real factor, then you will have to pick and choose your projects carefully according to these priorities. Staging with paint is a cheap and highly effective technique, since it is all labor and requires no substantial investment. Interior lighting is also easy to upgrade and can be as simple as installing the ideal size and wattage bulbs. Home staging with window treatments can be done inexpensively and can really brighten up a home, making it appealing to potential buyers.

For families who require a bit of help planning the staging that will enhance their home, I highly recommend hiring a Home Staging Consultant. I have worked with many families and have helped them find a good balance between making the home appeal to buyers and living there with their family and pets until the sale is complete.
