Home Staging Cost
Home sellers are interested in how much home staging cost to allot in their budgets when they decide to sell their homes. Spending nothing at all is ill-advised, since statistics clearly show that staged homes sell faster and for more money than their unstaged competition. Spending too much may make homeowners feel they are losing profits from the sale of their home. Spending just the right amount will help achieve the goal of selling a home quickly and for top dollar, at a cost that is fair and doable for any homeowner.

Criteria for Home Staging Cost

There is no set price for home staging services. The geographical location, size of the home, staging professional chosen, scope of the project, and condition of the housing market will all contribute to the price tag.

The criteria for calculating the cost of home staging includes:

  • The fees charged by the stager for consultation and design
  • Any items that must be rented or purchased to complete the plan
  • The cost of hiring furniture movers
  • The cost of off-site furniture storage
  • The cost of labor for projects to be handled by contractors
  • The cost of having the home (including windows) and carpet professionally cleaned
  • Ongoing rental costs for furniture, art or accessories until the home is sold
  • Defer these costs by the sweat equity you are willing to invest
                                           

How much will all this cost?  My answer is a series of questions:

  • Who are you going to use to stage the property?
  • What is the size and condition of the house?
  • Are you keeping or replacing some or all of your furniture and art?
  • How many new accessories do you need for an updated look?
  • Do you require interior and exterior staging?
  • Can you do the work yourself or do you need professional help?
Generally speaking, most people spend between $1,500 and $3,000 on preparing their home for sale. The least expensive way to stage is to hire a Home Staging Consultant (me). My goal is to provide home sellers with a Game Plan of the exact things they need to do in every room of the house to make it sell faster and for more money. Like the cost, the amount of time it takes to stage depends on the size and condition of the house. Whenever possible, to allow time for repairs and/or painting, you should allow a month before your house goes on the market. During our Home Staging Consultation, I will give you a Game Plan.  I can't begin to stress the importance of having a game plan. I see sellers and real estate professionals either waste money and time or leave thousands of dollars behind by not having their act together. If you are going to have a successful home sale, you must have a clearly defined schedule of all the activities that need to take place prior to your home actually being on the market.

Remember, buyers are picky in today's market. They need move-in ready, not a fixer upper. Anything that needs work, however minor, conjures up dollar signs in the buyer's mind.

If your house is already on the market, it can still be staged.
